Inside Haley’s Renovation Project: Reimagining a 1991 Patio Home in The Woodlands

I have spent more than 25 years helping people buy and sell homes in The Woodlands. Now I am taking on a different kind of project. I bought a 1991 patio home and started renovating it from the ground up.

I am documenting every stage because I believe luxury is not about square footage. It is about quality, function, and how a home supports the way you live. This house is my chance to show what that looks like in practice, one decision at a time.

What I Saw in a 1991 Patio Home

When I first walked in, the house was dark and compartmentalized. The rooms were closed off from each other and from the garden. Most people would have seen a dated floor plan.

I saw good bones, mature trees, and a footprint that did not need to grow to live beautifully. Homes from this era in The Woodlands often have exactly that combination. The setting is already there. The interior is waiting for someone to rethink it.

My goal from the start was simple. Same footprint. Completely different life.

The Kitchen: The Decision That Changed the House

The kitchen is the heart of a home, so it was the first space I rethought. The original sat closed in and cut off from the light.

We flipped it to the back wall and opened the entire area into one room for cooking and dining. The island now turns to face the room, with breakfast seating in front and the full kitchen as its backdrop.

The back wall is becoming glass. It brings the garden into the house and is mirrored by glass onto the courtyard on the other side. Marble countertops and a statement hood finish the space. Every one of those choices serves the same purpose, which is to connect the inside of this home to the outside.

Materials, Chosen in the Home

Demolition is complete and the renovation is well underway. Once the sheetrock went up, the project moved into the stage I enjoy most, which is final selections.

I selected Calacatta Viola marble for the kitchen and the bathrooms. It is a stone with real presence, and it sets the tone for everything around it. Finishes, fixtures, and flooring are being decided now.

For the wood floors, I brought samples into the house, from light to dark and in different patterns. I did not choose from a showroom. Natural light and the position of a home change how a color reads, and the only way to know is to see it in the room where it will live.

The Garden: Building Around What Was Already There

A patio home lives through its outdoor space, so the garden is getting the same attention as the interior. A landscape architect is leading the design.

All of the hardscape is being redone. The plan includes new retaining walls, water features, and an iron pergola. The mature trees are staying. They took decades to grow, and no renovation budget can replace them.

With glass across the back of the house, the garden becomes part of every room that faces it. The inside and the outside are being designed as one space.

The Team Behind the Project

A renovation is only as good as the people doing the work. I am collaborating with Tiny Havens on this project. Grace Building Group, a custom builder here in The Woodlands, is handling the interior.

I tell my clients that who you choose matters. That is as true for a builder and a designer as it is for a real estate advisor.

What This Renovation Is Teaching Me

I have advised clients through renovations for years. Doing one myself has sharpened three lessons.

  1. Slow down. The functional details deserve the most thought. Where things go and how a room works will matter long after the finishes stop feeling new.
  2. Decide in the space. Samples, colors, and materials should be judged in the home, in its own light.
  3. Be ready to adjust. Approvals and discoveries along the way have changed parts of my plan. Working through them is part of the process, not a failure of it.
